
Fort McMurray Needs Inventory: Buyer Demand Continues to Build
As we move toward the end of summer, one thing has remained consistent in the Fort McMurray real estate market throughout 2026: inventory is tight, and buyers are looking for homes.
From the beginning of the year through the spring and summer months, we have continued to see a limited supply of homes available compared with what our market has historically carried. By June, total residential inventory was 21% lower than the same time last year, while months of supply had fallen 35% year-over-year to just 2.54 months. Detached inventory alone was down 19%.
That lack of inventory becomes even more noticeable when we look further back. June data showed roughly 305 active listings in Fort McMurray, compared with 465 during the same period in 2025, 512 in 2024 and 550 in 2023.
Buyer Confidence Is Returning
What makes this market particularly interesting is that buyer demand continues to strengthen at the same time inventory remains restricted.
We're beginning to see a level of confidence and activity that feels increasingly reminiscent of the stronger market we experienced around 2022. Buyers are watching new listings closely, and desirable homes—particularly those that are well-priced, well-maintained and located in sought-after neighbourhoods—can attract attention quickly.
In June, Fort McMurray recorded 145 residential sales, up 22% year-over-year, while the sales-to-new-listings ratio reached 73%. The average residential sale price was approximately $384,482, up 4% year-over-year.
For perspective, the 2022 market was also characterized by periods of strong sales activity and tightening conditions. Mid-2022 reports noted that sales growth wasn't being matched by the same gains in new listings—a dynamic that can feel very familiar to buyers searching today.
We Need More Homes to Hit the Market
As we reach the final stretch of summer, Fort McMurray is in serious need of fresh inventory.
There are buyers actively searching, but in certain price points and neighbourhoods, there simply aren't enough suitable homes available to give them many options.
For homeowners who have been thinking about selling but have been waiting for the "right time," this is a market worth paying attention to. Lower inventory can mean less competition from other sellers, while increased buyer activity can put a well-positioned property in front of motivated purchasers.
Of course, low inventory doesn't mean every home will automatically sell. Pricing, condition, location and marketing still matter. But when the right property enters the market at the right price, today's supply-and-demand environment can create a strong opportunity for sellers.
